Terms of Service

These Terms of Service ("Terms") govern your access to and use of PropPortal ("the Platform") operated at propportal.app. By creating an account or using the Platform, you agree to these Terms. If you do not agree, do not use the Platform.

1. The service

PropPortal provides online tools for rental applications, lease management, rent payments, maintenance requests, and related property management functions for users in Nigeria. We may modify, suspend, or discontinue features with reasonable notice where practicable.

2. Eligibility

You must be at least 18 years old and capable of entering a binding contract under Nigerian law. You represent that information you provide is accurate and that you will keep it up to date.

3. Accounts & roles

  • Applicants may submit rental applications and upload supporting documents;
  • Tenants may pay rent, view leases, and submit maintenance requests for assigned units;
  • Landlords / property managers (Admins) may manage properties, review applications, and configure payouts.

You are responsible for safeguarding your login credentials and for all activity under your account. Notify us immediately of unauthorised access at support@propportal.app.

4. Applications & tenancy

Submitting an application does not guarantee approval. Landlords and property managers make final tenancy decisions. Approved applicants may be required to pay caution fees and sign lease agreements before move-in. Lease terms are between tenant and landlord; PropPortal facilitates documentation and payments but is not a party to your lease unless explicitly stated.

5. Payments

  • Rent, deposits, service charges, bookings, and other disclosed charges are processed securely through designated payment services;
  • You agree to pay all amounts due for your unit according to your lease and the Platform's payment schedule;
  • Platform fees (if any) and landlord disbursements are handled as disclosed at checkout and in admin payout settings;
  • Applicants pay a non-refundable application fee calculated from identity-verification and document-signing costs. The exact total is disclosed before payment and may increase for each additional person who requires verification. Landlord, agency, legal, deposit, and service-charge amounts must be separately identified;
  • Refunds, where applicable, are subject to landlord policy and Nigerian consumer protection law.
  • Landlord subscription plans: A 7.5% Nigerian VAT is applied to landlord subscription payments at checkout. Plan prices shown exclude VAT.
  • Monthly and annual landlord subscriptions renew automatically using the payment authorisation provided at checkout. The subscription amount and VAT disclosed at checkout are charged at the start of each new billing period until automatic renewal is cancelled. A different plan or price requires a new checkout authorisation;
  • Landlords may cancel automatic renewal from their billing controls at any time before the next billing date. Cancellation stops future renewal charges but does not end access during a monthly or annual period that has already been paid for;
  • If an automatic renewal payment fails, we may provide a seven-day grace period to update the payment method or complete checkout. Subscription-only actions may be restricted after that grace period while existing portfolio data remains available as described in the Platform;
  • Subscription payments are non-refundable once a billing period begins, except where required by Nigerian law or where we confirm a duplicate or erroneous charge. Changing plans takes effect after the new checkout succeeds; unused time on the previous plan is not automatically credited;
  • Short-Stay Flex has no monthly subscription. The commission percentage shown when the landlord activates Flex is deducted from completed direct-booking payouts. The percentage recorded when checkout begins applies to that booking even if future pricing changes;
  • A landlord may leave Short-Stay Flex for a paid subscription immediately. Returning from a paid subscription to Flex is subject to the displayed 30-day switching cooldown and cancels future subscription renewal. Flex commission applies only to direct bookings completed through PropPortal, not external marketplace payouts;

6. Identity verification

We may verify your identity using NIN and other KYC checks (manually or via third-party providers). Providing false identity information may result in application rejection, account suspension, or reporting to authorities as required by law.

7. Acceptable use

You agree not to:

  • Use the Platform for unlawful purposes or to harass others;
  • Upload malware, false documents, or content that infringes third-party rights;
  • Attempt to bypass security, access other users' data, or scrape the Platform;
  • Misrepresent your identity, income, or tenancy status.

8. Content & documents

You retain ownership of documents you upload. You grant PropPortal a licence to store, display, and process them as needed to provide the service (e.g. share with the relevant landlord for application review). You warrant that you have the right to upload all content you submit.

9. Third-party services

The Platform integrates with third parties (payments, e-signature, email, KYC). Their terms and privacy policies apply to those services. We are not responsible for third-party outages or actions beyond our reasonable control.

10. Disclaimers

THE PLATFORM IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY OR FITNESS FOR A PARTICULAR PURPOSE. WE DO NOT WARRANT UNINTERRUPTED OR ERROR-FREE OPERATION.

11. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY NIGERIAN LAW, PROPPORTAL AND ITS OPERATORS SHALL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR LOSS OF PROFITS, DATA, OR GOODWILL. OUR TOTAL LIABILITY FOR ANY CLAIM ARISING FROM THESE TERMS OR YOUR USE OF THE PLATFORM SHALL NOT EXCEED THE GREATER OF (A) AMOUNTS YOU PAID TO US IN THE TWELVE MONTHS BEFORE THE CLAIM OR (B) ₦50,000.

12. Indemnification

You agree to indemnify PropPortal against claims arising from your breach of these Terms, your misuse of the Platform, or your violation of any law or third-party rights.

13. Termination

We may suspend or terminate your account for breach of these Terms or for legal/compliance reasons. You may stop using the Platform at any time. Cancelling subscription renewal does not delete your account and normally takes effect at the end of the paid billing period. Provisions that by nature should survive (payments owed, liability limits, governing law) survive termination.

14. Governing law & disputes

These Terms are governed by the laws of the Federal Republic of Nigeria. Disputes shall first be addressed through good-faith negotiation. If unresolved, disputes shall be subject to the exclusive jurisdiction of the courts of Lagos State, Nigeria, unless mandatory consumer protection rules provide otherwise.

15. Changes

We may update these Terms by posting a revised version on this page. Material changes will be communicated where practicable (e.g. email or in-app notice). Continued use after the effective date constitutes acceptance.
