Trust & Safety protection is included in every plan
Evidence attached to suspicious-property reports is quarantined and scanned for malware using AWS GuardDuty before authorized PropPortal staff can download it. Renters are never charged to submit a safety report.
How billing works
Monthly and annual subscriptions renew automatically using the payment authorization provided at checkout until you cancel. Cancellation stops future renewals; access continues through the paid billing period. Applicant identity-verification and document-signing costs are covered by the separately disclosed application fee.
- Subscription covers platform operations — hosting, notifications, support, and product updates. Property-management monthly and annual plans renew automatically until cancelled; cancellation stops the next renewal without ending the period already paid for. A 7.5% Nigerian VAT is applied to landlord subscription payments at checkout. Plan prices shown exclude VAT.
- Online rent, move-in, and booking payments are handled securely. Payment-processing charges and any optional platform fee are disclosed before payment.
- Application fees are calculated per application. The disclosed, non-refundable fee covers identity-verification and document-signing costs and may increase when additional occupants require verification.
- Collect rent once a year? Choose annual billing and pay for 12 months in one checkout. The plan renews automatically each year unless you cancel, so there is no monthly subscription payment to manage.
- Mixed portfolio? Business and Enterprise include short-stay tools at 0% PropPortal booking commission. Short-Stay Flex is reserved for short-term-only hosts who prefer to pay from completed direct bookings. Processing more than ₦1,500,000 per month in direct bookings? Business may save you money.
- Want PropPortal to operate the property? PropPortal Managed charges a disclosed percentage of collected rent and has no monthly SaaS fee.
- Event centers are a separate product with their own plans and a disclosed fee on verified online hall bookings.
- Construction is a separate subscription product for building-project operations. It does not charge a commission on construction spend.

For tenants and applicants
Applicants pay a non-refundable application fee calculated from identity-verification and document-signing costs. The exact total is shown before checkout and increases for each additional person who requires verification. Landlord, agency, legal, deposit, and service-charge amounts are separate.
Market practice in Lagos, Abuja, and Ibadan often includes agency fees (~10%), agreement or legal fees (~5–10%), caution deposits (1–2 months), and estate service charges. PropPortal handles applications, verification, and leases — not traditional agent commissions.
